End of Trip Facilities (EOT) are a growing trend in major refurbishments and new commercial building constructions as we become a more health conscious society.
Typically, these facilities consist of bike storage areas, shower cubicles, ironing stations, hairdryers and personal storage facilities for those using alternative methods of transport to and from work, such as cyclists, joggers and walkers. These facilities, can also accommodate those that choose to exercise before work or during their lunch break.
End of Trip facilities are becoming increasingly elaborate and comfortable, providing a significant drawcard from a leasing perspective in securing blue chip tenants. This is due to the increased demand from tenants to promote healthy lifestyles in their workspaces, as well as contribute towards a building’s Green star rating, making it a win-win for property owners.
“Landlords are responding to tenant demand to upgrade their buildings’ amenities, providing exclusive access to high-quality showers, ventilated lockers, air compressors in bicycle storage areas and offering towel services” said Ashely Buller from JLL *
Most recently, Grimbos Building Surveyors have provided building code consultancy and permits for the addition of End of Trip Facilities in existing commercial buildings at : 500 Bourke Street, 50 Lonsdale Street, 2 Lonsdale Street, 140 William Street, 595 Collins Street, just to name a few.
The recent refurbishment at Casselden Place incorporated a secure bicycle storage facility with rack capacity for over 200 bicycles where cyclists can freshen up and prepare for work after their journey, with 10 male showers, 10 female showers and a disabled shower.
Buildings have different needs and capacity for such facilities, although due consideration must be given to the potential to include EOT facilities to ensure that potential tenants do not overlook the space and/or building.
